This may be the new direction for single family residential in the Bay Area.
An existing house with no coherent floor plan to reflect it’s current needs. A new design was created featuring a vaulted Great Room area for the new Kitchen, Dining and Living Room. The floor plan was redesigned to work with the new needs. A new garage was created with a new 800 SF, 2 bedroom 1 Bath ADU above the Garage. This incorporates 2016 CABC fire rated and sound insulated seperation assemblies between the ADU and the Single Family space.
The design also creates separate outdoor areas for the existing house and new ADU so people have privacy to enjoy themselves.
